This 2-bedroom apartment occupies the former hayloft above the Carriage House on Col. John E. Stearns' gated estate. Modern amenities include granite counters, a tiled tub and shower, and central heating and air conditioning (with energy-conserving heat pump).

Like the Colonel's Mansion, the Carriage House was designed in 1900 by famed Los Angeles architect John Parkinson, whose later works included Los Angeles' City Hall, the Coliseum, Union Station and eight of the present landmark buildings on the grounds of USC.

The apartment includes the hayloft's original, wood-paneled staircase, and the original wooden feed bins for the Colonel's stable below. Carriage House residents use the bins for storage.

The wide, second-floor doors that once were used to hoist hay into the loft now open onto the estate's 3/4-acre, landscaped grounds, where Carriage House residents may stroll and relax. Rent of $2,200 a month includes two parking spaces. Residents also have direct access to a coin laundry in the Colonel's Mansion, next door.

The Carriage House is well located in an area popular with students, patrolled by USC's Department of Public Safety and served by USC Campus Cruisers. It's one block north of Adams Boulevard, where the free USC tram stops, and a six-block walk or bicycle ride to the campus. We have the lowest crime rates of any neighborhood within walking distance of USC. Close to grocery stores, pizza shops, Bacari West Adams wine bar, Nature's Brew Coffee and Kitchen, and the 23rd Street Cafe.
