How to Lease

We’ve tried to make our leasing process as simple as possible for out-of-town renters.

All our apartments rent on 12-month leases, from Aug. 16 of the current year to Aug. 15 of the following year.

In the first week of February, current residents notify us of their intention to renew.

In late February, we post information on our web site about non-renewed apartments, and we begin to schedule viewings by appointment. To make an appointment, call our cell phone: (213) 663-3022.

Once you’ve seen our apartments, if you decide to rent one you will need to fill out an application form. We can give you the form at the end of your viewing, or you may download and print one from our web site. If two people are renting an apartment together, we need to receive a completed form from each of them.

Submit the completed application form(s) by mail, along with a copy of your driver’s license(s) and a check for $21 for each person, to cover the cost of credit-and-eviction checks. We will do the checks on the day we receive your application(s) and inform you by telephone of the result. (We don’t expect students to have much credit history; we’re just making sure there aren’t any past problems.)

We will quickly prepare a lease in duplicate and schedule an appointment for signing. If two people are renting together, both must sign the lease, although they need not do so at the same time. If you prefer, we can mail the lease to you. Sign both copies and return them to us. We will sign both copies and mail one back to you.

Your signed lease must be accompanied by a certified check or money order (or cash, if presented in person) for a security deposit equal to the amount of one month’s rent. We will not guarantee you an apartment until we have received the signed lease and security deposit. Until then, we will continue showing the apartment to other applicants.

Your first rent payment will be due on the first day of your tenancy – normally, Aug. 16. At that time, you will receive your keys.
